Continuation of Public Hearing regarding Coastal Site Plan Review #351, Flood Damage Prevention Application #403, Sanford & Deborah Rich, 26 Beach Drive. Proposal to construct and install a new dock in the same location, consisting of a fixed pier, ramp, and platform, and to perform related site development activities within regulated areas. The 0.31+/- acre subject property is located on the west side of Beach Drive, at the southwest corner formed by its intersection with Outlook Drive, and is shown on Assessor’s Map #53 as Lot #9 in the R-1/2 Zone. PUBLIC HEARING ORIGINALLY OPENED ON NOVEMBER 24, 2020.

25:00–Subdivision Application #628, Estate of Charles E. Bradley, Jr., 31 Indian Spring Trail. Proposal to divide the subject 5.17+/- acre property into two (2) separate building lots, respectively 3.11+/- and 2.06+/- acres in size. The existing residence and associated improvements are to remain on the easterly 3.11+/- acre lot. Though conceptual improvements are shown, development of the newly created building lot is not proposed at this time. The subject property is located at the northeastern terminus of Indian Spring Trail approximately 0.31 miles east of its intersection with Hollow Tree Ridge Road, and is shown on Assessor’s Map #2 as Lot #36 in the R-2 Zone.

Proposal to remove the existing driveway and to construct a new realigned driveway, parking court, associated retaining walls and installation of stormwater management, and to perform related site development activities within regulated areas. A portion of the new driveway will continue to be shared with 34 Pasture Lane, as it is presently. The 1.05+/- acre subject property is located on the south side of Pasture Lane approximately 0.42 Miles south of its intersection with Nearwater Lane, and is shown on Assessor’s Map #51 as Lot #57A and is located in the R-1 Zone.

2:00–Coastal Site Plan Review #353, Land Filling & Regrading Application #492, 34 Pasture Lane, LLC, 34 Pasture Lane. Proposal to construct a new single-family dwelling on a now vacant lot, install a pool, terraces, a new driveway and parking court, associated retaining walls and installation of stormwater management, and to perform related site development activities within a regulated area. A portion of the new driveway will be shared with 32 Pasture Lane, as it is presently. The 1.43+/- acre subject property is located on the south side of Pasture Lane approximately 0.42 Miles south of its intersection with Nearwater Lane, and is shown on Assessor’s Map #51 as Lot #57 and is located in the R-1 Zone.

2:40:00–Land Filling & Regrading Application #491, Daniel & Jennifer Hageney, 6 Berry Lane. Proposal to install a pool, spa, fire pit and terrace areas, and to perform related site development activities. The 1.63+/- acre subject property is located at the southern terminus of Berry Lane approximately 565 feet south of its intersection with Five Mile River Road, and is shown on Assessor’s Map #66 as Lot #54 in the R-1 and R-1/2 Zones.

Special Permit Application #319, Mathnasium of Darien, 1082 Boston Post Road. Proposal to temporarily relocate Mathnasium of Darien from 15 Corbin Drive to 1082 Boston Post Road, during the redevelopment of the north side of Corbin Drive as part of the Corbin Project.

Special Permit Application #300-A, Dynamic Martial Arts, 1540 Boston Post Road. Proposal to permanently relocate Dynamic Martial Arts to a 1,718+/- square foot portion of the second floor space of 1540 Boston Post Road.

2:25:00–Deliberations ONLY regarding:

Special Permit Application #317, ELD Street Properties, LLC, 1049 Boston Post Road. Proposal to establish a new 1,896+/- square foot Compass Real Estate office in a portion of the first floor space formerly occupied by Tina Dragone.
